In addition, renters need to add in the rising cost\nof renting a property, with the average price for a new tenancy up by 8.5% from\nlast year<sup>1<\/sup>.<\/strong><\/p>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p><strong>Average\nrental values<\/strong><\/p>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p>Recent figures\nshow the average cost of renting in the UK is now \u00a31,064 per calendar month\n(pcm). Every region has seen an increase in costs, the greatest being in\nLondon, where rentals average \u00a31,760pcm, 12.6% higher than January 2021;\noutside London the average rent is up by 6.9% year-on-year at \u00a3897pcm. In\nScotland, the average rent is \u00a3747 pcm, up 9.4% from a year ago.<\/p>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p>Commenting on\nthe latest data, Andy Halstead, HomeLet &amp; Let Alliance Chief Executive\nOfficer, said, <em>\u201cWhilst there\u2019s no doubt that it\u2019s been a challenging year\nfor many landlords, the increase in house prices has only increased the appeal\nof property investment.
