Sellers have therefore realised that they need to price competitively if they want to successfully attract a buyer. Rightmove\u2019s Property Expert, Colleen Babcock commented,&nbsp;<em>\u201cWe\u2019re&nbsp;seeing an interesting<\/em>&nbsp;<em>dynamic between pricing and activity levels<\/em>&nbsp;<em>right now. The healthy and improving level<\/em>&nbsp;<em>of property sales being agreed shows us<\/em>&nbsp;<em>that there are motivated buyers out there<\/em>&nbsp;<em>who are willing to finalise a deal for the<\/em>&nbsp;<em>right property.&nbsp;What\u2019s&nbsp;most important to<\/em>&nbsp;<em>remember in this market is that the price is<\/em>&nbsp;<em>key to selling.\u201d<\/em>&nbsp;<\/p>\n<\/div>\n\n<div class=\"hd-block hd-block-heading\">\n<h2><strong>House price update<\/strong>&nbsp;<\/h2>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p>Figures from Rightmove<sup>1<\/sup>&nbsp;show that, in July, asking prices fell by 1.2%, the biggest July drop in over 20 years, but this is still 0.1% above last year\u2019s level,&nbsp;indicating&nbsp;some market resilience. Rightmove has now revised its predictions for 2025 house price growth, scaling their forecast down from 4% to 2% due to increased competition among sellers.&nbsp;<\/p>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p>Zoopla\u2019s August House Price Index<sup>2&nbsp;<\/sup>showed the average UK property<sup>&nbsp;<\/sup>price at \u00a3270,000, a 1.3% annual rise.<sup>&nbsp;<\/sup>Regional variation persists, with<sup>&nbsp;<\/sup>northern regions and Scotland<sup>&nbsp;<\/sup>showing steady growth while<sup>&nbsp;<\/sup>southern England&nbsp;lags behind.&nbsp;<\/p>\n<\/div>\n\n<div class=\"hd-block hd-block-heading\">\n<h2><strong>Improving affordability<\/strong>&nbsp;<\/h2>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p>Lower mortgage costs are helping buyers \u2013 in August, the average five-year fixed rate fell below 5% for the first time since May 2023.
