{"id":5685,"date":"2025-02-12T10:25:53","date_gmt":"2025-02-12T10:25:53","guid":{"rendered":"https:\/\/new.contentdeployment.co.uk\/quilter\/?p=5685"},"modified":"2025-02-17T12:26:47","modified_gmt":"2025-02-17T12:26:47","slug":"budget-news-for-the-housing-market","status":"publish","type":"post","link":"https:\/\/new.contentdeployment.co.uk\/quilter\/2025\/02\/12\/budget-news-for-the-housing-market\/","title":{"rendered":"Budget news for the housing market"},"content":{"rendered":"<div class=\"hd-block hd-block-table\">\n<figure class=\"wp-block-table\"><table><tbody><tr><td>Since October 2024, second-home buyers pay a higher 5% Stamp Duty surcharge on purchases\u00a0<\/td><td>The lower and higher main rates of CGT<strong> <\/strong>are now 18% and 24% respectively\u00a0<\/td><td>\u00a35bn in funding aims to deliver 33,000 affordable homes and support small housebuilders nationwide\u00a0<\/td><\/tr><\/tbody><\/table><\/figure>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p><strong>Taxation may have dominated the Autumn Budget, but the fiscal event did include some announcements that will impact homeowners, buyers and sellers.<\/strong>&nbsp;<\/p>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p><strong>Higher costs for buyers of second homes<\/strong>&nbsp;<\/p>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p>Since 31 October 2024, people buying a second home face an extra 2% charge on the entire property cost in Stamp Duty after the 3% rate, in addition to standard residential rates, rose to 5%.&nbsp;<\/p>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p><strong>CGT for property investors<\/strong>&nbsp;<\/p>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p>Capital Gains Tax (CGT) is charged on the sale of assets, including second homes, impacting property investors. The lower and higher main rates of CGT are 18% and 24% respectively for disposals made on or after 30 October 2024.&nbsp;<\/p>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p><strong>Greater supply of affordable housing<\/strong>&nbsp;<\/p>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p>The Budget brought with it \u00a3500m of new funding for affordable housing. The government announced a package worth \u00a35bn to deliver 33,000 new homes, boost supply and support small housebuilders, with several sites across the country earmarked for development. The government is also hoping to increase the supply of affordable housing by reducing Right to Buy discounts on council homes.&nbsp;<\/p>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p><strong>And remember\u2026<\/strong>&nbsp;<\/p>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p>Despite calls for the measure to be extended, first-time buyers (FTBs) will only benefit from a raised Stamp Duty threshold until 31 March 2025 (meaning no Stamp Duty applies on properties costing up to \u00a3425,000.) From 1 April 2025, FTBs will have to pay Stamp Duty of 5% on the portion of the property between \u00a3300,000 to \u00a3500,000.&nbsp;<\/p>\n<\/div>\n\n<div class=\"hd-block hd-block-paragraph\">\n<p><strong><em>It is important to take professional advice before making any decision relating to your personal finances.
