The pandemic\nwas a tumultuous time for us all \u2013 and the property market was not immune. As\nthings begin to normalise, some pre-pandemic patterns are returning to property\ntrends.<\/strong><\/p>\n<\/div>\n\n

Double speed<\/strong><\/p>\n<\/div>\n\n

Q1 2022 was the\nfifth busiest quarter since 2007, according to HM Revenue and Customs.\nLikewise, data1<\/sup> analysis has found that UK properties are selling\ntwice as fast as in 2019, with the average property now taking just 33 days to\nsell.<\/p>\n<\/div>\n\n

Up and up\nand\u2026?<\/strong><\/p>\n<\/div>\n\n

2021 was a\nrecord year for house prices and this soaring growth has continued in 2022. The\nnumerous property price indices mostly concur that year-on-year growth in April\n2022 was about 10%. After such frenzied activity, many experts now expect house\nprice growth to slow for the remainder of the year.<\/p>\n<\/div>\n\n

Supply, meet\ndemand<\/strong><\/p>\n<\/div>\n\n

Part of the\nreason for slowing house price growth is likely to be increased supply. The\nnumber of new homes listed for sale has risen for the first time in a year,\nwith +8% of respondents to a recent industry survey2<\/sup> reporting an\nincrease. Meanwhile, new buyer enquiries are at +9%, making this the closest\nsupply has been to demand since the pandemic.<\/p>\n<\/div>\n\n

Delayed FTBs<\/strong><\/p>\n<\/div>\n\n

With the war in\nUkraine and soaring inflation, this is undoubtedly a challenging time for many.\nIndeed, seven in ten3<\/sup> potential first-time buyers (FTBs) now expect\nto delay their plans to buy in the next two years because of the growing cost\nof living.<\/p>\n<\/div>\n\n

Chain-free\nrecord<\/strong><\/p>\n<\/div>\n\n

Finally, 2022\nis already setting new records; 73% of property buyers so far this year have\nbeen chain-free4<\/sup>.<\/p>\n<\/div>\n\n
